The Pros – What I really love this home is the location as it is literally downtown Tahoe City walking distance to the shops and restaurants. Also this estate is unbelievably level per Tahoe Standards and boast big views and just a lovely setting. The rear deck is dreamy and Lambert Construction did a fabulous job blending the addition and architectural styling of the fit and finishes of the older part of the home.
The Cons- Both of your neighbors have spectacular piers, and unfortunately you will most likely never get one on this property. The water is shallow and for the boaters of the world, this would be difficult property to retrieve your boat of the buoy. But we have a solution…. You can buy a 10×30 boat slip F-1 in the Tahoe City Marina walk to town in 3 minutes and take the boat out.

The Cons – This is a very narrow lot, and unfortunately despite the fact the the home is absolutely stellar, it feels tight on the site. The property also is adjacent to the HOA beach for Tahoe Pines This is one of Tahoe’s most expensive homes per square foot on the California side.

The Pros – This is the nicest, cleanest, cheapest property on the west shore. It has a pier, offers a walkable location to the Tahoma Market, and is almost a no brainer for someone looking to get on the water with a nice home.
The Cons – This home sold for $8 Million 3 years ago. The entrance to the lot is tight, and the surrounding home are not the same quality as this one. It is also smaller and the price per square foot reflects that. If we factor in inflation and look at the regression of the price since, this property really should be trading for around $10M.
**BEST CALIFORNIA VALUE AWARD**
4520 North Lake Blvd – Carnelian Bay – $15,950,000

“Cedar Flat Luxury” – Built by Bruce Olsen Construction
If you’re looking for a serious value on the California side of the lake—one that actually makes sense—this is the one to look at. 4250 North Lake Boulevard checks all the boxes. This is my pick for Best California Value this summer for a reason. If you’re looking for luxury, quality, usability, and lake access that lives up to the dream of your legacy in Lake Tahoe—this is it.
The Pros – This is a gorgeous home with spacious living, fine craftsmanship and refinement that meets the modern day savvy buyers needs. I love Olsen Construction, he is truly one of the most iconic builders in all of Lake Tahoe, and the home is perfectly perched on a point with spectacular views. This property was recently reduced almost $2M and is now well within the market and is ripe for an offer.
The Cons- For the buyer who wants the convenience of walking to town, this property is just outside of that flexibility. It also resides on Hwy, 28 but is off the road a bit with a more than adequate fenced yard for pets, young humans and sound proofing from the road.
NEVADA LAKEFRONTS
**BEST ARCHITECTURE AWARD**
580 Gonowabie Rd, Crystal Bay, NV 89402 – $45,000,000

The Pros – This is an incredible glass house with unobstructed views and modern design to match. The finishes boast a one of a kind look and feel, and the water is some of the deepest around the lake with sunrise views. Crystal Bay is very exclusive and boasts the benefits of Nevada’s tax benefits.
The Cons – Biggest, is the highway is in your front yard. This home sold for $32,500,000 in 2021. Prior to that it was on the market for almost 3 year listed at the previous price of $40,000,000. The homes along this shoreline of Hwy 28, seem to be difficult to sell as there are many that are on the market for multiple years, but that might have to do being built on a very steep shoreline of Lake Tahoe, which can add 30%-50% more to the building costs of a normal home.
1013 Lakeshore Blvd – Incline Village NV – $49,000,000

“The Lakeshore Estate” – Tahoe’s Billionaire Row
Let’s just say it: if location is king, this place sits on the throne. Located on the prestigious Lakeshore Boulevard—aka Billionaire’s Row—in Incline Village, 1013 Lakeshore is the kind of lakefront property people fantasize about while scrolling Zillow from the 47th floor of a Manhattan high-rise. Nearly 2 acres, 106 feet of sandy beach, a 150-foot steel pier with a boat lift and two buoys, and the added bonus of being in tax-friendly Nevada. It checks every box on paper—and then some.
Inside? Well… it’s a very well-preserved tribute to early luxury and tastes. If you’ve ever longed for a primary suite that whispers “Tahoe elegance” while screaming “Sopranos-era opulence,” your dream has arrived. With 6,563 square feet, six bedrooms, and 7.5 bathrooms, the home offers plenty of space to host family, friends, or your interior designer for a much-needed refresh.
That said, there’s undeniable value here. The bones are strong. The layout works. The game room, wine cellar, dual bars, and formal dining space are all perfectly positioned for entertaining—and with that lakefront terrace running the entire width of the home, the views alone may convince you to leave the rest untouched (or at least wait a few seasons before breaking out the blueprints).
This property is about what it offers long term: privacy, scale, exclusive lakefront access, and the ability to completely customize one of the most iconic parcels in all of Lake Tahoe. You can renovate a kitchen. You can reface some tile. But you cannot recreate this lot, this beach, or this stretch of the shoreline.
The Pros – The only pro about this home, is the location and the lot. It is on the best street and stretch of beach in all of lake Tahoe, not only from a value perspective, but also because of the depth of the water, sand on the beach and the water amenities it offers.
The Cons – This house is dated in a way that its almost unsavable, couple that with a price that reflects the quality and finishes of actually nice home, my guess is that it will most likely sell for way less. Realistically, a billionaire will come in and realistically tear it down to build a home reflective of the true value of the street that it resides on.
**BEST NEVADA VALUE AWARD**
1742 Flowers Ave, Glenbrook NV – 13,300,000
4123 square feet, 5 bedrooms, 4.5 baths, 3 car garage, community pier
“The Flower in the Rough” – Timeless Glenbrook Estate
They don’t make them like this anymore—and they never will again. Once the personal lakefront escape of baseball icon Ty Cobb, and now a rare Glenbrook offering that blends old-school Tahoe soul with just the right dose of modern refinement. If you’re looking for shiny and new, this isn’t it. If you’re looking for character, legacy, and front-row access to Lake Tahoe, read on. With just over 4,100 square feet, five bedrooms, and four bathrooms, this property delivers an easygoing layout that works just as well for big family gatherings as it does for peaceful, fire-lit weekends. The Pros – This property is in Glenbrook NV, sits on two parcels, offering a rare dual-lot configuration. Translation? Options. Future expansion, guest quarters, investment angle—whatever your vision, this property gives you room to run with it. This is my top Nevada pick right now as it offers historic sentiment, a good house, great lot, nice views in a price that seems more than fair.
The Cons- There is no pier, however you have access to the Glenbrook community pier, so its essentially a wash. The classic styling is not for everyone, so most likely you will be remodeling some part of it to modernize it a bit. The good news is if you wanted to rebuild it the neighborhood actually supports it, however expect that the TRPA will not make this easy.
