Many, many times we all come across a property that has had an addition at some point in time-right? And many of those additions are extra living space complete with a kitchen to be used as a rental unit/in-law unit or Additional Dwelling Unit (as the town of Truckee calls them).
While the State of California says they are legal, local jurisdictions can apply their own ordinances. HOA’s can also apply their own ordinances. TRPA in the Basin can apply their own rules. Here is the most recent verbiage regarding Additional Dwelling Units from the town of Truckee Municipal Code.
Know that appraisers are required to research additions to find out if they are legal and notify their client of findings. Then the client tells us how to handle them in an appraisal report.
