Truckee, California, is a renowned year-round vacation destination that captivates golf enthusiasts worldwide. With its pristine mountain air, stunning Sierra Nevada Mountain vistas, and an array of activities, Truckee has gained national attention for its burgeoning golf communities. In this blog, we will dive into the top 5 golf communities, exploring their unique offerings to help you make an informed decision, whether you seek to purchase a home in one of these communities or simply wish to gauge the market trends. 

 Rank 1: Martis Camp

Martis Camp embodies the ultra-elite luxury getaway that offers products and services in the finest fashion. The key selling points for this community include a member-only Tom Fazio designed golf course, Martis Camp Express ski lift, private ski lodge, and a multitude of HOA amenities that surpass comparable competitors. Social membership and golf membership initiation fees are $100K and $105K, with annual dues of $10.5K and $17K, respectively, and HOA dues are $6.2K. The community boasts 653 homesites, with 51 complete and 76 under construction. As of Summer 2023, Martis Camp leads in real estate activity among golf communities, with 14 active listings, 11 sold, and 5 pending. The average list price is $9.37M, the average sale price is $8.44M, and the pending price is $10.38M.

Rank 2: Schaffer’s Mill

Welcome to Schaffer’s Mill, where luxury living meets extraordinary recreational offerings in Truckee, CA. The key selling points at Schaffer’s Mill are the member-only Johnny Miller and John Harbottle designed golf course, access to a 48’ Sun Seeker Yacht, and all amenities that come with high-end HOA communities. While Schaffer’s Mill offers a shuttle to Northstar California, it does not have the private access that Martis Camp provides. Membership to the golf course incurs a $10K enrollment fee for residents and $25K for non-residents, with homesite owners paying $7,418 in annual dues. Spanning over 475 acres, there are 400 homesites. As of Summer 2023, the real estate market at Schaffer’s Mill sees 9 active listings with an average price of $4M, 4 sold homes with an average price of $4.26M, and 1 pending listing at $5.5M.

Rank 3: Lahontan

Lahontan Golf Community blends naturally into the mountainous landscape and wooded forests. There is a high desirability to own homesites thanks to the benefits of living in this desirable golf community. The key selling points are the legendary Tom Weiskopf designed golf course, fly fishing, easy trail access, and a plethora of luxury HOA amenities that come standard in luxury communities. A social membership costs $40,000 initiation fee and $9,350 in annual costs, while a golf membership initiation fee can reach around $200K as they are sold on the open market. During the pandemic, Lahontan increased the number of social memberships and overbooked. If you buy a home, you would get put on a waitlist to use the facilities, including obtaining a golf membership. Engaging the real estate market, Lahontan has 509 homesites and 300 existing homes. As of Summer 2023, there are 9 active listings with an average price of $4M, 7 sold homes with an average price of $4.37M, and 2 pending listings at an average of $4M.

Rank 4: Gray’s Crossing

Gray’s Crossing is an enchanting picturesque community with a golf course at the center of its community. The key selling points are its Peter Jacobson and Jim Hardy designed golf course and the style and appearance in which all the HOA amenities are presented. Some include locker rooms, pool, spa, and dining. Offering a backdoor recreational experience, this community has 377 homesites and 17 townhomes. The HOA fees are $2,220 annually, and a golf membership is $2,200, with green fees open to the public for $180. The real estate market of Gray’s Crossing in Summer 2023 has seen 11 active listings at an average price of $3M, 12 recently sold properties at an average of $2.7M, and 2 pending listings at $3.09M.

Rank 5: Old Greenwood

To finish our list is Old Greenwood, a quaint golf community and HOA amenity-filled community surrounded by abundant forests and Highway 80. The Old Greenwood golf course was designed by Jack Nicklaus and is priced at a membership rate of $1500 annually or $2750 for the public. The HOA offers a state-of-the-art fitness center, spa, pool, and dining, all in line with the storyline of marketing golf resort communities in Truckee. With $5112 annual HOA fees, there are 100 homesites with timeshare opportunities. The real estate market in Summer 2023 sees 5 active listings at an average price of $3.34M, 1 pending at $3.2M, and 0 sold properties.

Summary:

This wraps up our list of the top 5 golf resort communities in Truckee. There are a handful of other golf communities in Truckee that we did not cover, including Tahoe Donner, Northstar Golf Course, and Coyote Moon Golf Course, while those communities also surround the course. We found that these courses are most aligned with golf as their main point of interest and selling point. In comparing all of the courses as a whole, the highest price point has seen the most real estate transactions at $1,630 per square foot in Martis Camp, while Schaffer Mill had $1,121 per sq. ft., Lahontan had $959 per sq. ft., Gray’s Crossing had $835 per sq. ft., and Old Greenwood was at $775 per sq. ft. As a point of reference, the median sale price was $1.1M and per square foot for all homes in Truckee is $622. All of these golf communities are nothing short of luxury.

This is an interesting trend within our Truckee golf communities. One constant is the accessibility to some of the best outdoor recreation in the nation that Truckee has to offer, year-round as well.
