I hope this email finds you well and enjoying the splendors of this lovely weather. Now that spring has sprung, the trees are budding and the daffodils are popping out of the ground, our lives seem to be getting back to normality. Tahoe City has been fairly quiet over the past couple weeks meaning that many of our friends are navigating back to work and into their offices again. While the town has been quiet, I wish I could say the same of our real estate market. We are at historic lows in our inventory and buyers are still lining up for highly desirable properties in all price points.
For our Sellers: I am going to sound like a skipping record here again… there has NEVER been a better time to sell your asset. If a property is priced in market, it is very common for the market and eager buyers to begin to bid these properties up. Sellers that are feeling a bit to optimistic about their pricing goals and we are seeing those properties sit. Its my recommendation to price with the numbers within your market and to let the market determine where the price should land. See our Seller Video Here…
For our Buyers: We understand the frustration you are experiencing in this market right now. As multiple offers are the current norm, rest assured there is more inventory coming. The key is this… be ready to compete against all cash offers and have your lenders preapprove you subject to appraisal. In a market that is ticking up, due to supply issues and lack of inventory, be positioned and ready to come in with contingencies removed or partially removed to be competitive. You can still do your inspections, but be willing to take the properties “As-Is” if they check out. And if for some reason the property doesn’t appraise, be ready to make up the difference if you feel it is the property you have been waiting for. See our Buyer Videos Here
